They didn’t build a hotel with a pool. They built an island.
At Stella Island, the water comes first. Every structure — guest wings, communal spaces, bungalows — was arranged around an enormous free-form lagoon of roughly 5,000 square metres. Walk out of your room and the surface is right there, level with your feet.
This is one of Europe’s few true overwater stays.
Built on water — by design
The site sits in Analipsi, about 25 km east of Heraklion on Crete’s north coast. The terrain was flat. The shore was distant. Architect Stavros Peppas used both as constraints to build toward.
The master plan centres on a single idea: every room has direct access to water. Not a view of it. Access. The buildings read as a series of islands connected by walkways. The water moves between them, around them, underneath them.
It’s not an illusion. It’s the structure.

Room categories at Stella Island reflect the architectural concept directly.
- Grand Overwater Bungalow with Jacuzzi — suspended above the lagoon, private Jacuzzi on the deck. The water is a constant presence below.
- Island Villa with Private Pool — a separate villa structure surrounded by water on multiple sides. Pool and lagoon coexist.
- Premium Swim Up — direct pool access from the room threshold. No walking required to be in the water.
The resort is adults only. No children, no noise, no distraction from the architecture.
How it feels
Light moves differently here. The pool reflects back onto the building surfaces throughout the day. By late afternoon, the water patterns shift across the ceilings and walls. You notice it without looking for it.
The resort is large — over 5,000 m² of pool alone — but the island layout creates pockets. You feel the scale of the place, then you round a corner and feel the intimacy of your own structure, water on three sides.
This is what design hotels in Crete rarely do: they make the architecture the ongoing experience, not just the arrival photograph.
